Project Manager - Interior Construction - NYC

Job Description

PAGE Consulting, LLC is representing a dynamic Interior Construction company in NYC and due to their continued growth; they are looking to hire a qualified Project Manager.


The Project Manager is responsible for coordinating and managing all necessary resources throughout the entire project, from start-up through close-out. The PM shall ensure that both the Owner’s/Company’s expectations and budgetary guidelines are met or exceeded. 


The PM manages the project from beginning to end including budget, costs, schedule, risk management, insurances, general work performance and quality, and overall progress against the plan.


The PM is expected to run 2-3 $50 million jobs at once in a fast-paced environment that lasts anywhere from 16-20 weeks on average.


Essential Job Functions, Duties and Responsibilities

  • Lead and communicate with company’s Field Supervision, Subcontractors and Vendors assist them in working with the Project Schedule.
  • Represent Company with Owner(s), Architects, Consultants, Government Authorities, Vendors and Subcontractors.
  • Administer financial aspects of the Owner’s contract, subcontracts, and purchase orders.
  • Build effective working relationships with clients and the Company’s project team members.
  • Project Start-Up
  • Review the general contract and contract documents and confirm the budget setup and project milestones.
  • Create a schedule of values and project logs, plan for project safety and mobilization, including review and validation with team members.


Purchasing Process and Document Control

  • Maintain the busy schedule, write scopes of work, distribute and log subcontracts, write required contract riders and purchase orders, and confirm compliance with project insurance      requirements.
  • Review subcontractor references, obtain Subcontractor bonds, and maintain project files.
  • Maintain and manage all purchase and delivery schedules, change order processes, shop drawings, document control logs, Owner, Architect and Subcontractor correspondence.
  • Work with Purchasing in setting up/executing trade buyout, including defining scope of work, authoring Exhibit Bs, ensuring scope coverage, coordinating buy and project schedules.


Meeting Management

  • Attend all schedule and management meetings necessary to monitor and manage the project, chairing as appropriate.


Financial Management

  • Manage all requisitions and payments, including lien releases and project payroll and maintain best possible cash flow throughout the project, communicating issues proactively.


Project Closeout

  • Deliver all necessary manuals to the Owner, consolidates project documentation and files.
  • Manage subcontractor closeout, transfer of utilities, owner training, and punch list process.
  • Deliver all warranties, as-builts and training to the owner.


General Background and Minimum Requirements

  • The ideal candidate will have between 5-10+ years’ experience as a Project Manager managing their own projects
  • Each project has specific characteristics regarding size, complexity, sector, etc., which dictate the precise years of experience and industry knowledge necessary for success, above and beyond      general construction knowledge and experience.
  • Demonstrated ability to perform in the areas of estimating, scheduling, budgeting/cost control, field supervision, financial reporting and client relationships, and safety/insurance
  • Knowledge of basic computer applications and software such as MS Office and construction scheduling programs as used by the company
  • Ability to safely navigate conditions present at a construction site, including climbing ladders, cluttered areas, working in bad weather, hazardous areas, dark conditions, and maneuvering uneven surfaces etc. for the purpose of inspecting progress

Has basic understanding of the multiple platforms for communication and demonstrates a range of      interpersonal skills and approaches, is aware of when to use what with whom. Relates well to all individuals, internally and externally.
  • Applies strong logic to identify the best approach and methodology. Diagnoses core issues and identifies a range of potential solutions, selecting the most appropriate course of action given the      scenario. Applies technical expertise to build credibility and shares best practice and key project learnings to ensure continual improvement.
  • Develops strong relationships in team through friendly, professional, and supportive approach. Operates in a collaborative manner, involving others in idea generation and decision making.
  • Understands and is responsive to customer needs and what drives success for the customer. Keeps customers informed of progress on projects and responds promptly to resolve customer concerns.


Salary is in the $140-170k range, possibly more for the right candidate along with a comprehensive benefits plan.
